ELSS Bid Reviews – here are the Engineer’s reviews and recommendations of the bids we received for our ELSS system.
This will replace our existing ancient smoke and heat system, which isn’t even audible throughout the entire building. This has a voice-operated system in every unit including in bedrooms so the alarm is easy for all to hear.
2. Fire suppression system: This includes a limited fire sprinkler system. There are presently 2 sprinklers in the trash room, so we will be adding to the rest of the building. We do have an existing fire pump and stand pipes, which reduces the cost. Sprinklers will be installed in all common areas, all common closets, and one sprinkler head above each doorway in each unit.
The sprinklers do not ALL go off automatically at the same time if the alarm goes off. The sprinklers are individually set to activate ONLY when the temperature of the sprinkler head reaches a specific temperature.
3. Stairwell pressurization: Both stairwells will be pressurized so that smoke can’t enter the stairwell in case of a fire. When the alarm system is activated, if the stairwell door is opened, the pressurization pushes the air from the stairwell out, so any smoke in the hallway does not enter the stairwell, making it a safe exit route.

These are the most recent Life Safety codes and their milestone dates which were adopted by the State of Florida and went into effect on January 1, 2024 regarding the requirements for non-sprinklered residential high-rise buildings to either retrofit a full fire sprinkler system or install an ELSS (engineered life safety system).
