At the Annual Budget meeting on Thursday, December 11, 2026, the Board of Directors approved the 2026 Budget. 

Monthly maintenance fees will remain the same as 2025 due to a $37,000 savings on our insurance. 


We are combining the Annual Reserve assessment into the monthly maintenance fees (rather than collecting in two payments May 1 and October 1), so the monthly fee now reflects Maintenance + Annual Reserve Assessment fees.

Maintenance + Annual Reserve Assessment payments are due by the first of each month. 


Please set up electronic transfer (ACH) or mail all monthly maintenance fees + Annual Reserve assessment as well as any special assessments to our Chase lock box at the following address:

Here are the amounts for the first Special Assessment for the ELSS (due 7/31/2025):

The purpose of the special assessment is to cover the initial expense incurred for the engineering contract and other costs for the Engineered Life Safety System (“ELSS”) for the Association.  The Special Assessment is $110,000.00 payable pursuant to the attached schedule per unit and payable by 7/31. In the event there is a closing or sale of a unit during the pendency of the special assessment, the balance of the special assessment shall be payable in full at the time of the closing or sale of the unit.
